I am hoping to register this business this week. Here’s the reason: My property management company, “XYZ management” does a horrible job of staying on top of our bills, sending out notices to us owners (I’ve never received one in 8 months) and takes 1500$ to do nothing. Yesterday night, we had an HOA meeting where I volunteered to be the property manager. I did a little research and found out that to be a property manager in American Fork, I just need to have a business license and a Home Occupation Permit. So I filled out the necessary paperwork, and now I will be taking over Property management for Wood Haven Condos as of June 1 2008.

So here’s my plan if I become the property manager:

1. Waive my HOA fee, as reimbursement.

2. Set up the website at Woodhaven Condos to accept payments via paypal

3. Set up a free business checking account, that will be used to pay our bills with, that will have the President of the condo as one of the principals.

4. Set up a paypal account that will get about 5% interest, which will hold our 2 months of operating expenses.

5. Slash the HOA fee when we reach our 2 months of operating expense threshold, which should be within 3 months, since I will be saving us 1,000$ a month, and we’re about 3,000$ away from the operating expense threshold because of late HOA payments.

6. Send out electronic bills to each house hold in the condos, and list everyone’s condo on the website with a 25$ one time listing fee.

7. Post all of the bylaws, and condo news on the website.
